Green certifications (LEED, BREEAM) – is it worth designing according to them?

Go back

Sustainable construction is no longer a trend – today it is a requirement of investors, tenants and users. Industrial facilities, warehouses, offices and public buildings increasingly require green certifications such as LEED or BREEAM. Is it worth designing according to their standards? What benefits does it bring to the investor?

At BAUREN, we design modernly and responsibly. We know that environmental certification is not just prestige – it is a concrete added value.

What are LEED and BREEAM certifications?

  • LEED (Leadership in Energy and Environmental Design) is a certification system developed in the U.S. and popular worldwide. It evaluates, among other things, energy efficiency, water management, indoor environmental quality and material selection.
  • BREEAM (Building Research Establishment Environmental Assessment Method) is a European system for evaluating buildings for sustainability – it analyzes, among other things, project management, CO₂ emissions, impact on the environment or transportation accessibility. Both certifications can be obtained at different levels – from basic to the highest (e.g. LEED Platinum, BREEAM Outstanding).

Why design with certificates in mind?

  1. Higher property valueCertified buildings are more attractive on the market – both for investors and tenants. They achieve higher rental and sales prices.
  2. Lower operating costsBuildings designed according to LEED/BREEAM principles are more energy efficient, which translates into lower utility bills and lower maintenance costs.
  3. Greater occupant comfortAttention to air quality, access to daylight or ergonomics affects the well-being and efficiency of employees – especially important in offices and public facilities.
  4. Corporate image and social responsibilitySustainable design is proof that the developer is acting responsibly – environmentally and socially. For many companies today, this is an important part of their ESG strategy.
  5. Facilitating the acquisition of financingMore and more banks and investment funds are promoting “green investments” – The certificate can help obtain better credit terms.

Is certification difficult?

Achieving LEED or BREEAM certification requires the involvement of the project team from conception. Key issues are:

selection of appropriate architectural and installation solutions,
documentation in accordance with the guidelines,
cooperation with the certification consultant.

At BAUREN, we help our clients prepare their project to meet certification criteria – without unnecessary complications or excessive costs.

Green certification in industrial and office facilities - does it pay off?

Yes. More and more large investors and General Contractors expect LEED/BREEAM compliant solutions, especially in facilities:

  • logistics and warehousing,
  • manufacturing,
  • offices (also within industrial parks),
  • public utilities (hospitals, offices, schools).

Designing with the environment in mind is an investment in the future

LEED and BREEAM certifications are not just a formality. It’s a concrete direction that increases the value of an investment, reduces operating costs and builds a positive corporate image. In an era of rising energy costs and environmental responsibility – it’s a wise decision.

Are you planning a new industrial or office facility?
At BAUREN, we will design it with the future in mind – yours, the users’ and the environment’s.
